Buying or Selling a Home in Del Webb Orlando


Including Information for Realtors and Listing Agents




Del Webb Orlando is an age-restricted community operated in compliance with all applicable state and federal laws.  The community provides housing for persons 55 years of age or older per the requirements of the Housing for Older Persons Act (HOPA).

Del Webb Orlando home owners belong to the Del Webb Orlando Homeowners Association and enjoy the 30,000 square foot Montecito Clubhouse with ballroom, pool, tavern, gym and craft rooms plus extensive outdoor amenities including a resort pool, tennis, pickleball and bocce courts, two dog parks and a playground for visiting grandchildren, to name just a few! These amenities are for the sole use of Del Webb Orlando residents and are not available to Ridgewood Lakes residents who own properties in other Ridgewood Lakes subdivisions. (High Vista, The Forest, Altria, etc.)


Information for Buyers

 

Residency Requirements

All residents, including those leasing a property, must be approved (“age verified”) by the Community Association Manager.

  1. According to the Housing for Older Persons Act, at least 80% of occupied homes must have at least one occupant who is 55 years of age or older.
  2. Provided DWO is in compliance with #1 above, the Board may approve occupancy for a person who is 45 years of age or older (At least one occupant must be 45 years of age or older).
  3. DWO allows persons 19 years of age or older to co-occupy a residence with an occupant who has been approved as described in #1 or #2 above.

If an offer is accepted, the buyer must sign disclosure for 55+ community and apply for residency by submitting a Residential Sales Application to the Community Association Manager.

Obtaining Gate Access

The Vehicle Transponder Purchase Form is available here. Transponders will be available for pick-up from the guard at the gatehouse the Wednesday following receipt of the completed forms.

For new owners to obtain gate access on the day of settlement, the closing agent must submit the closing settlement statement (HUD/ALTA) with the completed Vehicle Transponder Purchase Form to Vesta Property Management.

New Resident Orientation Meeting 

The purpose of the meeting is to provide new residents an introductory welcome packet; badges to access amenities; accounts for Resident Login credentials to access the Del Webb Orlando website (The Hub); dog park registration; etc.

HOA Fees

When you buy a home in Del Webb Orlando, you become a member of two associations and pay fees to both.

1. Del Webb Orlando Homeowners Association, Inc.


During 2025, all DWO residents except those who live in Vista Grande and Vista Bella will pay $277 per month. (This will increase to $282 per month on 1/1/2026.)

Residents who live in Vista Grande and Vista Bella will pay $328 ($333 from 1/1/2026) per month which includes a $51 lot landscaping fee.

 

2. Ridgewood Lakes Master Association


Residents of DWO are also members of Ridgewood Lakes Master Association and are obligated to support the Master Association's functions that benefit DWO residents. These include staffing the gatehouse and maintaining Ridgewood Lakes Boulevard and the lakes within the DWO community.

In 2025 you will pay $850 in two equal instalments of $425. One in January and the other in July. (Projected to be $878 for 2026.)

On every home resale in DWO, the new buyer pays a Resale Capital Contribution as part of their closing costs. That amount is $1,500 as of January 2022. It is the real estate agent's/buyer’s responsibility to confirm amount of contribution with Del Webb Orlando HOA prior to settlement.

You must have lived in the home for at least one year before becoming eligible to lease your property to renters. The minimum lease period is one year and renters must be approved by the Community Association Manager to verify age compliance in accordance with the current leasing policy..

How long can they stay? 

Visitors (to include those under the age of 19) can stay up to a total of 90 days in a calendar year.


Can they use the amenities if I’m not accompanying them?

Guests must be registered at the Montecito Clubhouse front desk and obtain a guest identity bracelet for use during their stay. Guests over the age of 19 may utilize amenities at their leisure. Guests under the age of 19 must be accompanied by a resident. There are some further restrictions on usage hours and age requirements specific to amenities.

The Association provides a smoke-free environment for its members and guests and all Association buildings are designated as non-smoking areas.


Only the following outdoor areas are designated smoking areas:

  • East side of the Montecito Clubhouse next to event lawn
  • Immediately outside Ballroom
  • Pool Area: A couple of tables are designated on the pool deck as SMOKING AREA.

Pets are welcome in DWO. A maximum of 2 each of dogs, cats, and birds are permitted within each residence.


There are currently no weight or breed restrictions.

No owner installed fencing is permitted in DWO except for invisible fencing to contain a pet. 


Invisible fencing used to contain a pet is permitted in the backyard area only and must abide by the current design guidelines restrictions.

Swimming pools are permitted in DWO and require approval by the Architectural Review Committee prior to the commencement of an construction work.

Del Webb Orlando HOA Signage Requirements


All Real Estate Signs must conform to the Del Webb Orlando Homeowners Association, Inc. Real Estate and Open House Signs Policy

To ensure easy access to the community, listing agents may drop off an Open House Flyer at the Gatehouse.

Open House Events within Del Webb Orlando must comply with the Ridgewood Lakes Master Association rules.

Making sure that your potential buyers have no issues entering the gates is no different from the way you would do it for your friends or vendors; only list the name as "Open House".
